How we work
Four commitments that shape every listing and every conversation on this site.
Scheme reference on every listing
Each parcel shows its TP scheme, whether it is inside or outside the notified SIR boundary, and its zoning. You should never have to ask us what you are being sold.
The risk is on the page
Where a parcel is speculative, we say so on the listing itself. Akru is described as speculative land banking because that is what it is.
Verifiable ownership
The investor name goes on the sale deed and the government record. You can confirm it on AnyRoR without involving us.
No manufactured urgency
No countdown timers, no invented scarcity. When a parcel is gone we tell you it is gone rather than switching you to something else.

What we do not do
Worth stating plainly, because a fair amount of it is standard practice in this market.
- We do not show the SIR masterplan alongside outside-SIR land
- We do not present target dates as if they were delivered milestones
- We do not publish testimonials we cannot attribute to a consenting client
- We do not take percentage-of-deal fees on advisory work
- We do not sell land we have not verified
- We do not use countdown timers or invented scarcity
