Is the Ahmedabad–Dholera Expressway open?
Yes. Inaugurated by the Prime Minister, 31 March 2026, and it is open to traffic. This is the only one of Dholera's four anchor projects that is finished rather than targeted, which is why it carries more weight in a present-day buying decision than the airport or the semiconductor fab.
How long does it take to drive from Ahmedabad to Dholera now?
About 45 minutes Ahmedabad–Dholera (from 2+ hours), down from over two hours before the expressway opened. Ahmedabad to Bhavnagar is now around 1 hr 45 min Ahmedabad–Bhavnagar, from more than three hours. The route runs from the SP Ring Road in Ahmedabad toward the Adhelai and Bhavnagar approach.
What is the route of the Dholera Expressway?
SP Ring Road (Ahmedabad) toward Adhelai / Bhavnagar approach. It is a ~109 km access-controlled corridor built by NHAI under Bharatmala Pariyojana, with 11 interchanges, 14 flyovers, 86 underpasses, 224 culverts. It operates a closed tolling system, so you pay by distance travelled rather than a flat barrier charge.
How did the expressway affect Dholera land prices?
It changed which locations are viable rather than lifting everything equally. Parcels near an interchange gained genuine access; parcels far from one did not, however close they look on a map. An access-controlled expressway can only be joined at an interchange, so the distance that matters is to the nearest junction, not to the road itself.

Everything on this page has happened. That makes it the firmest ground available for a Dholera investment case.
Inaugurated by the Prime Minister, 31 March 2026. Travel time from Ahmedabad has collapsed from over two hours to about 45 minutes, and that single change has done more to alter which Dholera parcels are worth owning than any announcement in the region’s history.
It matters because it is checkable. You can drive it. Every other part of the Dholera case asks you to believe a date; this part asks you to look out of the window.

The part that decides value
Distance to the road is not the point. Distance to an interchange is.
This is an access-controlled expressway. You cannot join it from the field beside it.
There are 11 interchanges along the corridor. A parcel two kilometres from an interchange has genuinely gained access. A parcel two kilometres from the carriageway but twenty from a junction has gained a view of traffic and nothing else.
Marketing rarely makes this distinction, and it is the most common way a corridor claim misleads without being technically false. “Adjacent to the expressway” can be true of land you cannot get onto the expressway from.
Ask which interchange serves the parcel, and how far it is by road. If nobody can name one, the expressway is not part of that parcel’s value.

Which markets the expressway actually changed
Vataman
Expressway interchange, turn-off to Lothal. An interchange location with a turn-off toward Lothal — the clearest example of a place whose position improved because of where a junction was put, not because of anything on the land itself.
Pipli–Fedra Road Corridor
Highway-touch, near Airport Diamond Circle. Highway-touch plotting that trades on connectivity rather than on planning cover — it sits outside the notified SIR boundary, which is a separate risk from its access.
Adhelai
Southern expressway terminus toward Bhavnagar. The Bhavnagar end of the route. Cheapest entry on the corridor at around ₹2,000–4,000/sq yd, and the furthest from everything else — the expressway is close to the entire investment case here.
The Activation Area
Benefits from the expressway, but was never dependent on it. Its value rests on commissioned trunk infrastructure and TP scheme status inside the notified boundary — the expressway improved the commute, not the fundamentals.

What the expressway does not fix
- It does not put a parcel inside the SIR boundary, or give it a TP scheme
- It does not create local demand — it makes leaving easier as well as arriving
- The gain is largely priced in; the repricing happened before the ribbon was cut
- Toll costs are a real running expense on a closed tolling system, not a rounding error
- Access depends on an interchange, and interchange locations are fixed
