Industrial land inside the Activation Area — the only stretch of Dholera SIR where trunk infrastructure is already commissioned. Roads, drainage, potable and recycled water lines, and the 400/220 kV power backbone are in place, so an allottee can begin construction without waiting on civic works. Bulk agricultural parcels in the Lothal belt, anchored to the ₹4,500 crore National Maritime Heritage Complex at Saragwala. This is a tourism-corridor thesis, not a smart-city one: the driver is visitor footfall and hospitality demand around an ISRO-era archaeological site on the UNESCO tentative list. Parcels are agricultural — NA conversion is a separate process with its own timeline and cost.

Residential plots across the Bavaliyari pocket, which straddles TP5 and TP6. These are second-ring schemes: sanctioned and demarcated, but with civic works still phased behind the Activation Area. That gap between planning status and physical delivery is what keeps the entry rate roughly a third below Activation Area residential.

Plotting at the southern end of the Ahmedabad–Dholera Expressway, where the corridor lands on the approach toward Bhavnagar. The expressway opened to public testing traffic in late 2025, which is what put this micro-market on the map. It remains an outside-SIR, connectivity-led play rather than a smart-city one.

The lowest entry point in our inventory. Akru is an SIR-fringe plotting belt outside the notified boundary, well away from both the Activation Area and the expressway interchanges. At ₹2,000/sq yd the price is doing exactly what it should — compensating for distance from every committed piece of infrastructure. Honest framing: this is speculative land banking.
