How to use these plans
Geography
Villages by town planning scheme
Note how many villages appear in more than one scheme. Zankhi is in TP4 and TP6; Sodhi is in TP3 and TP5; Bavaliyari is in TP2, TP5 and TP6. Two plots in the same village can sit in different schemes at different stages with a large price gap between them.
TP 1 (Activation Area)
The only stretch with commissioned trunk infrastructure. Highest rates in the SIR.
TP 2
Commands a premium for commercial and industrial land adjoining the Activation Area.
TP 3
Second ring. Industrial pockets at a significant discount to the Activation Area.
TP 4
Hosts the Tata–PSMC semiconductor fab. TP4A falls within the Activation Area.
TP 5
Outer scheme. Infrastructure phased well behind TP1 and TP2.
TP 6
Outermost sanctioned ring. Longest infrastructure horizon inside the SIR.
