Why the claims are unreliable
"Near", "adjacent to", "minutes from" and "walking distance" carry no legal definition in property marketing. A distance may be measured as the crow flies, from the edge of a village boundary rather than the parcel, or from the nearest point of a 1,426-hectare airport site rather than its terminal.
None of that is necessarily dishonest. All of it can produce a number that bears little relation to how long it takes you to drive there.
The reference points that matter
Dholera International Airport sits at roughly 22.3626 N, 72.3039 E. The SIR core is around 22.2499 N, 72.1934 E. The ABCD administrative building is at approximately 22.2577 N, 72.1858 E. The Lothal NMHC site is near 22.5229 N, 72.2494 E.

How to measure
Put the parcel coordinates into any mapping tool. Measure driving distance and driving time, not straight-line distance.
Then ask the harder question: does proximity to this particular anchor actually drive value for this parcel? Land near the airport perimeter is not automatically valuable — airports generate noise, height restrictions and land-use constraints as well as demand.
A note on the airport itself
As of September 2026 the airport is reported at around 80 per cent completion, with runway, taxiways and ATC tower finished and a first trial landing conducted in June 2026. Commercial operations are targeted for late 2026.
That is a target published by the developer, not a commitment. Indian greenfield airport timelines have moved before. If a purchase only works when the airport opens on schedule, you are taking more timeline risk than you probably intend.
