What you need before you start
Three things: the district, the taluka, the village name, and the survey number. A seller who cannot give you all four in writing cannot be verified, and that alone should end the conversation.
Note that villages within Dholera SIR span multiple town planning schemes, so the village name on its own is not enough to identify the scheme.
The steps
Open anyror.gujarat.gov.in and select the option for rural land records. Choose the district — for Dholera parcels this is generally Ahmedabad. Select the taluka, then the village.
Enter the survey number and request the Record of Rights. The portal returns the 7/12 extract for that parcel.
Print or save it. You want a copy that predates any payment, so that you can demonstrate what the record showed at the time you decided.
What to read in the result
Check the area matches what you were told. Discrepancies between advertised and recorded area are common and material.
Check the names. Every recorded holder must be party to the sale. If there are five names and one signatory, ask why.
Check the tenure type. Some tenures carry restrictions on transfer that are not obvious to a first-time buyer.
Check for noted charges or encumbrances against the land.
The limits
The portal reflects the revenue record as maintained. It will not show unregistered agreements, oral arrangements or disputes that have not reached a recorded entry. Treat a clean result as a necessary condition, not a sufficient one.
