Separate written engagement terms apply to any consultancy service you commission from us. Where those conflict with these terms, the engagement terms prevail for that engagement.

Content on this site is general information about land in the Dholera region. It is not an offer, an invitation to invest, or advice on any specific transaction.

Parcel listings describe land we believe to be available on the terms stated. They are not offers capable of acceptance, and no contract arises until a written agreement is executed between the parties.

We compile information from public records, government sources, published reporting and our own site work, and we review it periodically. We do not warrant that it is accurate, complete or current at the time you read it.

Land records, town planning scheme stages, land-use designations, rates and regulations change. Infrastructure timelines quoted on this site are targets published by third parties, not commitments made by us.

You are responsible for independently verifying all information before acting on it. This includes revenue records, encumbrances, planning status, land-use designation and the legal capacity of every party to a transaction.

Gujarat land records are publicly available at anyror.gujarat.gov.in. We provide survey numbers and scheme references specifically so that you can verify without relying on us.

We provide land investment consultancy. We are not advocates, chartered accountants or registered investment advisers, and we do not provide legal, tax or regulated investment advice.

Documentation support is advisory and delivered alongside empanelled advocates who carry the legal opinion and the associated professional liability. You are entitled to instruct your own advocate instead, and we recommend it on any significant purchase.

Where you enter into a land-backed secured participation arrangement with us, that arrangement is governed by its own terms, published at /invest/plans/terms, and by the definitive transaction documents executed between the parties.

Any targeted economic outcome referred to on this website is a target and not a guaranteed or assured return. Providing land as security does not automatically confer ownership, possession, development rights or unrestricted sale rights.

Advisory service fees are quoted per engagement and confirmed in writing before work begins. Advisory work is not charged as a percentage of a completed transaction.

Where we act in connection with a land sale, we may receive a commission or margin on that transaction. This is disclosed on request.

To the extent permitted by law, we are not liable for loss arising from your use of, or reliance on, information published on this website, or for any investment decision you take.

Nothing in these terms limits liability for fraud, fraudulent misrepresentation, or any liability that cannot be excluded under applicable Indian law, including under consumer protection legislation.
