Dholera SIR vs Ahmedabad: Why Land Growth Beats Rent in 2026

Last updated:

An Ahmedabad flat pays you rent. Dholera land has been growing your capital while you sleep, and over the last five years it grew more than rent and price growth combined.

Prime Dholera SIR land went from about ₹2,500 to ₹15,000 per sq yd between 2016 and 2026. Prices rose in every single year of that run. Over the same period, Ahmedabad flats delivered steady but slow growth plus 3–5% rent. This page puts both on the same calculator, so you can see the difference in rupees.

+67% in just two years.

Prime Dholera land went from about ₹9,000 to ₹15,000 per sq yd between 2024 and 2026. ₹10 lakh invested in prime land in 2024 would be worth about ₹16.7 lakh today, without collecting a single rupee of rent or paying for maintenance.

No Ahmedabad flat came close: at 3% growth plus 3% net rent, the same ₹10 lakh would be about ₹11.2 lakh.

Rent vs appreciation: the ₹50 lakh calculation

Over the last five years, Dholera land compounded about 12% a year. An Ahmedabad flat returned about 6% a year, rent included.

The setup: ₹50 lakh buys a 2BHK in Gota, Ahmedabad, or about 555 sq yd of TP residential land in Dholera SIR at ₹9,000/sq yd. The flat earns 3% net rent and grows 3% a year, in line with Ahmedabad’s citywide trend. The land earns no rent and grows at Dholera’s recent pace.

The break-even: Dholera land needs only about 5.6% a year to match an Ahmedabad flat with rent. Prime Dholera land compounded about 19.6% a year from 2016 to 2026, and about 12% a year over the last five years. Even at half its recent pace, the land comes out ahead.

And the land costs you nothing to hold. No maintenance, no society charges, no vacant months, no tenant problems, and no building that ages.

Dholera growth uses the portal-reported Dholera rate change (+77.8% over 5 years) shown in DholeraMaster’s 2016–2026 price data. Past growth does not guarantee future growth; plan to hold for 5 years or more.

Dholera SIR vs Ahmedabad at a glance

Dholera leads on what builds wealth: capital growth, a smaller entry ticket and near-zero holding cost. Ahmedabad leads on monthly income.

Why invest in Dholera SIR: the pros

Dholera's case is growth from a low base, driven by infrastructure that is already built or under way.

  1. Prices have already re-rated on delivery. Prime land went from about ₹2,500 to ₹15,000 per sq yd between 2016 and 2026, a 6× move. Ahmedabad’s citywide average rose about 3% year on year in late 2025.
  2. The expressway is open. The ~109 km Ahmedabad–Dholera Expressway opened on 31 March 2026, cutting the drive to about 45 minutes. Dholera is now a commute, not a day trip.
  3. A semiconductor fab anchors the region. Tata Electronics and Taiwan’s PSMC are building India’s first commercial chip fab here, a planned investment of about $10.7 billion. Bloomberg, via Angel One, Jul 2026 (press report, secondary). Official figure: total investment of over ₹91,000 crore (Ministry of Electronics & IT, 5 March 2025).
  4. The airport is close. A trial landing at Dholera International Airport was reported in the press in early June 2026 (press report, secondary; no official record located). The Ministry of Civil Aviation reported the airport about 80% complete on 14 July 2026.
  5. Industry is arriving. Activation Area trunk infrastructure is at or near completion, with allotments to ReNew Power, Tata Power Solar, Torrent Gas and Hitachi Hi-Rel.
  6. You own land, not a flat. Land does not age or need maintenance, and inside the SIR every final plot comes with planned roads and zoning under a TP scheme.
  7. Smaller entry tickets. Plots start at a few lakh on the fringe, while a 2BHK in most Ahmedabad growth areas needs ₹40 lakh or more.

How to capture Dholera's growth the right way

Dholera's gains go to buyers who pick the right land and hold it. Follow these five rules.

  1. Buy inside the SIR, in a defined TP scheme. Prime zones have grown far faster than fringe land, and plots a few kilometres apart can differ about 5× in price. Compare: inside vs outside Dholera SIR.
  2. Verify the title before you pay. Check the 7/12 on AnyRoR, make sure the seller’s name matches, and get the registry in your name.
  3. Hold for 5 years or more. The resale market is thinner than a city’s, and milestones can slip. The Tata fab’s commercial start, for example, has moved to mid-2028. Angel One, Jul 2026 (press report, secondary; no official text of the statement has been located).
  4. Invest money you won’t need soon. Land pays out when you sell, not every month, so keep your emergency fund and loan EMIs separate.
  5. Buy for the next milestones. The expressway is already priced in. The airport, the fab and new industrial allotments are what drive the next leg of growth.

Why Ahmedabad rent can't keep up

Ahmedabad is a strong city, but a flat's return is capped by slow price growth and rent that shrinks after costs.

  1. Price growth is slow. Citywide prices rose about 3% year on year in H2 2025 (Knight Frank, cited by TogetherBuying). Portal-reported Dholera rates rose 14.3% in the last 12 months.
  2. Rent shrinks after costs. Typical 2BHKs yield 3–5% gross, and net yields run 1.5–2 points lower after tax, repairs and fees. Global Property Guide
  3. The building ages. A flat depreciates and needs maintenance, society charges and repairs. Land does not.
  4. You need a bigger ticket. A 2BHK in most growth areas costs ₹40 lakh or more, often with a loan. Dholera plots start at a few lakh.
  5. Supply keeps coming. Unsold inventory rose about 10% to 36,231 units, which caps how fast prices can rise.

Ahmedabad still makes sense if you need monthly income or a home to live in. Many investors hold both: a flat for rent, and Dholera land for growth.

Who should buy Dholera land now

Dholera fits investors who want their capital to grow and can let it work for five years or more.

  • Salaried professionals who already have a home and want a growth asset that needs no management.
  • NRIs building a land bank in India, buying title-clear, non-agricultural land through normal banking channels. See the NRI investment desk.
  • Ahmedabad flat owners who already have rental income and want faster capital growth alongside it.
  • Investors with ₹10–50 lakh who want to own land outright, without a home loan.

If you need the money back within three years, or you are borrowing to invest, wait. Dholera rewards patience, not urgency.

Frequently asked questions

Is Dholera a better investment than Ahmedabad?

For capital growth, yes. Over the last five years Dholera land compounded about 12% a year, while an Ahmedabad flat returned about 6% a year including rent. Ahmedabad is better only if you need monthly income.

Can I get rental income from Dholera land?

Not from a vacant plot. Dholera's return comes from appreciation, which has outpaced Ahmedabad's rent plus price growth over the last five years. Land needs only about 5.6% a year to beat a rented flat.

Are Dholera land prices still increasing?

Yes. Prime Dholera land prices rose in every year from 2016 to 2026, according to DholeraMaster's indicative price data, and portal-reported Dholera rates rose 14.3% in the last 12 months.

How long should I hold Dholera land?

Plan for 7–10 years, and size your investment so a delay of a year or more does not hurt you.

What is the rental yield in Ahmedabad in 2026?

Global Property Guide puts the city average at 5.25% gross in Q2 2026. Typical 2BHKs in popular localities yield about 3–5% gross.

Is Dholera land safe to buy?

Only title-clear land inside a defined TP scheme, with a 7/12 record matching the seller and a registry in your name. Use the Dholera buying checklist or get a legal title check.

Can NRIs invest in Dholera and Ahmedabad?

Yes, in residential or commercial property through normal banking channels. Under FEMA, NRIs cannot buy agricultural land. See the NRI investment desk.
