Most money here is not lost to fraud

It is lost to ambiguity that nobody had an incentive to resolve — a brochure showing the SIR masterplan beside land outside the boundary, a scheme quoted without its stage, a road drawn on a layout that was never built. Outright fraud is rare and hard to run against a buyer who checks the revenue record. Ambiguity is everywhere, entirely legal, and costs buyers far more in aggregate.

How do I avoid being cheated when buying land in Dholera?

Get the survey number in writing, then verify it yourself on anyror.gujarat.gov.in before any payment. Confirm in writing whether the parcel is inside or outside the notified SIR boundary, ask for the TP scheme number and its stage, obtain the NA order as a document, and walk the boundaries against the survey map on site. These checks are free and take about ten minutes.

What is the single most important check before buying Dholera land?

Whether the survey number falls inside the notified Dholera SIR boundary. Inside-SIR land sits in a town planning scheme with a final plot number and a committed infrastructure programme; outside-SIR land has none of that. Inside-SIR residential starts near ₹9,000 per square yard against about ₹2,000 for fringe plotting — paying one price for the other asset is the costliest mistake in this market.

Verify any Dholera parcel in ten minutes

Gujarat land records are public and free. This is the highest-return diligence available to any buyer, and it requires nobody's help — including ours.

  • Get the survey number, village and taluka in writing from the seller
  • Open anyror.gujarat.gov.in and select rural land records
  • Choose district, taluka and village, then enter the survey number
  • Read the 7/12 — confirm area, every recorded holder, tenure type and any charges
  • Read the full mutation history, not only the current entry
  • Ask in writing whether the parcel is inside or outside the notified SIR boundary
  • If inside — ask for the TP scheme number, the FP number and the scheme stage
  • Save a dated copy of everything before any money moves

What a clean record does not prove

In India the 7/12 is a fiscal record maintained for revenue purposes. It is strong evidence and the first thing any buyer should check, but it does not confer indefeasible title the way a Torrens-style register would.

Unregistered agreements to sell, oral family arrangements and unrecorded tenancies will not appear on it. A clean extract lowers your risk substantially — it does not eliminate it.

Anyone telling you a clean 7/12 guarantees the title is either mistaken or selling.

Why we publish this

Everything on this page makes it harder to sell land carelessly, including our own. That is deliberate.

A buyer who verifies a parcel independently, understands what the zoning permits, and knows which risks they are accepting is a better client than one who was persuaded. They ask harder questions, they do not come back angry two years later, and the transactions that survive their scrutiny are the ones worth doing.

We also list parcels ourselves, which is a real conflict — read everything here knowing it. The counterweight is structural rather than promissory: every listing carries its own risk note, verification is charged as a fixed fee rather than a share of a deal, and we publish survey and scheme references so you can check our work or take it to somebody else entirely.
