Most Dholera disputes trace back to a check nobody ran. This is that set of checks, done before your money moves rather than after.
What you get
Revenue record verification against AnyRoR, mutation history review, encumbrance and co-ownership checks, and TP scheme / FP cross-referencing before you commit.

Fees

How it works
The order matters — each step gates the next.
01
Collect identifiers
We need the survey number, village and district — and the FP number and TP scheme if the parcel is inside the SIR. Without these, nothing can be verified.

Pull the revenue record
The 7/12 (Record of Rights) and 8-A extracts are pulled from AnyRoR and read in full, including the entry history rather than just the current owner.

Trace the mutation chain
Every mutation entry is followed back — inheritance splits, boundary corrections, partition entries. Breaks in the chain are where disputes originate.

Check encumbrances
Mortgages, charges, existing agreements to sell and any litigation reference attaching to the land. An unregistered agreement to sell will not appear — we flag where the record cannot tell us.

Identify all co-owners
Every person on the record must be party to the sale. We identify co-owners including those abroad, minors requiring court permission, and heirs with unrecorded succession.

Cross-check planning status
For inside-SIR land, the FP allotment is checked against the sanctioned TP scheme and the designated land use confirmed. For NA-sold land, the NA order itself is obtained.
What a title check cannot do

Everything we do starts from a public portal you can use directly.
Gujarat land records are available at anyror.gujarat.gov.in. You can pull the 7/12 and 8-A yourself with the district, taluka, village and survey number. We encourage it — an informed buyer asks better questions, and we would rather deal with one.
What we add is knowing which entries matter, reading the mutation chain properly, and cross-referencing planning status that the revenue record does not carry.
