What is the current status of Dholera airport?
Runway, taxiways and ATC tower complete; terminal ~75%. The airport is approximately ~80% complete and in final testing and licensing; commercial operations targeted late 2026. A trial aircraft landing by AAI took place on 4 June 2026, and the cargo terminal has been reported operational since June 2026. Construction progress and an operating licence are separate gates — the first does not imply the second.
When will Dholera airport open for commercial flights?
Commercial operations are targeted for late 2026. That is a target, not a commitment. Indian greenfield airport dates have slipped before, and the remaining work is licensing and certification rather than construction — a process with its own timeline that is not controlled by the builder.
How far is Dholera airport from the Activation Area?
About 17 km in a straight line from the ABCD building. Road distance is longer. The nearest listed micro-market is Navagam at roughly 2.6 km. Any parcel advertised as "near Dholera airport" should be checked against its actual coordinates, because the phrase is applied to land 30 km away.
Will Dholera airport increase land prices?
An operating airport is a genuine value driver, but the effect is uneven and largely already priced into land close to it. Parcels within a few kilometres have repriced on the expectation; land 20 km away is unlikely to move much on the opening alone. Buying purely on airport proximity after the announcement means paying for an expectation someone else already captured.

What the airport does, and does not, do to land prices
Our view, separated from the facts above.
An operating international airport is a real economic asset. It changes who can reach the region, it supports logistics and hospitality demand, and it makes industrial land more viable for anything that ships by air.
But the market has known this airport is coming since 2011. Land within a few kilometres has already repriced on the expectation, which is why Navagam — 2.6 km away — does not trade at agricultural rates. Buying today on the basis that the airport will open means paying a price that already contains that assumption.
The move that is left is not the announcement — it is the gap between an airport that exists and an airport that is busy. Traffic takes years to build, and land value follows traffic, not ribbon-cutting.
For land 20 km out, the opening is close to irrelevant on its own. Those parcels depend on the Ahmedabad–Dholera Expressway and on their own TP scheme progress far more than on a runway they cannot see.

- Initial routes are thin, so the airport opens but stays quiet for years
- Cargo builds faster than passenger traffic, which helps industrial land far more than residential
