Fees
Quoted per engagement based on parcel size and complexity. We confirm the fee in writing before starting — no percentage-of-deal arrangements that would bias our advice.

How it works
The order matters — each step gates the next.
01
Assemble the file
Revenue extracts, NA order, scheme documents, identity and PAN records for every party, and the co-owner consents. Registration stalls on missing paperwork more than on anything else.

Draft the sale deed
Drafted by an empanelled advocate who carries the legal opinion. We coordinate and review commercially — parcel description, area, consideration, possession and default terms.

Calculate stamp duty
Computed on the applicable Gujarat rate against consideration or jantri value, whichever governs. Underpayment surfaces later as a deficiency notice with penalty.

Register at the sub-registrar
Appointment booked, parties and witnesses coordinated, biometric capture completed. For overseas buyers this runs on the POA instead.

Complete the mutation
Registration alone does not update the revenue record. The mutation entry is what puts your name on the 7/12 — we follow it through until it appears.

Hand over the file
Registered deed, index-II, registration receipt, stamp duty proof and the updated extract showing your name. Kept as one set, because you will need it at exit.
The step most buyers skip
Registering the sale deed and updating the revenue record are two different things.
A registered sale deed proves a transaction happened. The mutation entry is what makes the revenue record — the 7/12 that the next buyer, or a bank, will actually check — show you as the holder. Buyers routinely complete registration, receive their documents, and never follow the mutation through. Years later at resale, the record still names the seller, and what should have been a straightforward transaction becomes a problem.

For overseas buyers
- POA executed and apostilled in your country of residence
- Drafted for this specific transaction — generic POAs get rejected
- Payment routed through NRE, NRO or FCNR accounts only
- TDS deducted and deposited at the applicable rate
- Original POA couriered and adjudicated where required
- Registration completed by your attorney on the appointed date
